It is not unusual to find out about land for sale in the local coffee shop, local Mukhtar or local agents in the area. It is important to know legally that the land you are viewing is the land for sale and you have the correct seller. The Lands and Surveys Department will have a Certificate of Registration of Immovable Property. This form will state clearly the District, Town or Village and the square footage of the plot. The boundaries will be shown on the official survey plans. Property type and any easements will be listed. The form certifies that the property stands registered in the Land Register in the name of the person or persons mentioned and or the shared interest against each name. It also states that such person or persons is or are entitled to hold and enjoy the said property to that extent, subject to the provisions of the law affecting the tenure of immovable property. As well as a serial number the place of registration is clearly displayed with the date and year and is stamped with a seal and signed by the Director of Land and Surveys Department.

Things to look out for!

Other useful tips to consider when buying land is to find out the building density, what type of use is permitted on the land and the maximum proportion of the site that can be occupied by a building. Number of floors, height that is allowed and the cost to bring electricity needs to be determined as well. Telephone lines can be more of a problem in remote locations. Please make sure your property has access to a public road. Water can be supplied from a public source or a borehole. The water must be tested for quality and quantity by the Water Development Department.
